Bathroom renovation in Mijas

Mijas spans a hillside village and a long coastal strip with many residential developments. Bathroom renovations here are shaped as much by the type of property as by the room itself.

In short

We renovate bathrooms and kitchens across the municipality of Mijas, from apartments and townhouses on Mijas Costa to houses inland near the village. Common jobs are replacing baths with showers, renewing original bathrooms in developments from earlier decades and updating en-suites in townhouses. Work in urbanisations is planned around the owners’ community, and a first assessment needs only photos and the approximate floor area.

What is the housing like across Mijas?

The municipality has two quite different parts. Inland, the village of Mijas and the surrounding hills, with traditional houses and newer homes on sloping plots. On the coast, Mijas Costa, with a long run of residential developments, urbanizaciones, made up of apartments, townhouses and detached houses, many with shared gardens and pools and an owners’ community.

Bathroom renovation in a townhouse on a development is a different job from one in a village house, mainly because of access, the age of the installations and the community’s role.

Which bathroom renovations are typical here?

  • Replacing baths with showers in apartments and townhouses used by owners who spend part of the year in Spain. See bath to shower.
  • Renewing original bathrooms in developments from earlier decades, where pipes and waterproofing have never been touched. See bathroom renovation.
  • Small en-suites and guest WCs in townhouses, which benefit from wall-hung WCs and full-width showers. See small bathrooms.

How does a townhouse bathroom differ from an apartment one?

In a townhouse the bathrooms are often on an upper floor, above a living room or kitchen. A leak shows up in your own ceiling rather than a neighbour’s, but the waterproofing matters just as much. Waste may run down inside the house to a connection below, which sometimes gives more depth for a level shower than in an apartment on a slab. Stairs inside the house affect how materials and debris move.

What role does the community play?

On a development, the community sets rules for working hours, use of shared paths and where vans can park, and some ask for advance notice of works. Spain’s Horizontal Property Act requires owners in a building to notify the community’s representative before works in their unit. Anything that touches shared elements, such as the façade for a new extractor outlet, needs the community’s agreement.

We ask for the community’s rules at the start and work within them.

What about houses near the village?

Older houses inland can have bathrooms built in several stages, with pipes of different ages and sometimes unusual routes. Narrow streets or steep access can limit deliveries. If signs of structural damp appear, such as damp at the base of walls, they need a diagnosis by a building professional before the bathroom is finished, because a new shower will not solve water entering from outside. See damp and mould in bathrooms.

Do you also renovate kitchens in Mijas?

Yes. Kitchens and bathrooms are often done together, particularly when a property has just been bought. See kitchen renovation. If you are considering opening the kitchen to the living area, the open-plan kitchen page explains what is involved.

What should second-home owners in Mijas plan for?

Properties that stand empty for weeks need a bathroom that copes with it: good extraction, finishes that do not hold moisture and traps that are easy to refill on arrival. If you are not in Spain during the works, access to the property and keys need to be arranged with you beforehand. A first assessment can be done from photos and the approximate floor area sent by email or WhatsApp.
