Bathroom renovation in Marbella

Our office is in Marbella, so this is the area we know best for logistics. Bathrooms here range from compact en-suites in older town apartments to several bathrooms in a villa.

In short

We renovate bathrooms and en-suites across the municipality of Marbella, including the town, San Pedro Alcántara and Nueva Andalucía. Typical jobs are bath-to-shower conversions in apartments within gated communities, full renewal of original bathrooms in older blocks and multi-bathroom renovations in villas. We coordinate every trade from our Marbella office, and a first assessment needs only photos and the approximate floor area.

What kinds of property do we renovate bathrooms in around Marbella?

The municipality mixes very different housing. In and around the town centre there are apartment buildings of several decades, many with their original bathrooms. Along the coast and in areas such as Nueva Andalucía, gated developments, urbanizaciones, combine apartments and townhouses around shared gardens and pools, each with an owners’ community. Villas have several bathrooms, often of different ages because they were updated one at a time.

Each type brings its own questions: depth for a walk-in shower in an apartment, community rules in a development, coordinating several rooms in a villa.

Which bathroom jobs are most common here?

  • Bath-to-shower conversions, often in apartments used as second homes or holiday lets. See bath to shower.
  • Full renewal of original bathrooms, with new pipes, waterproofing and finishes. See bathroom renovation.
  • Walk-in showers with seamless finishes in villas and renovated apartments. See walk-in showers.
  • En-suites and guest WCs brought up to date alongside the main bathroom.

How do owners’ communities affect a bathroom renovation?

In a gated development or an apartment block, your bathroom connects to shared elements: the soil stack, sometimes shared vent shafts, and the building’s structure. Spain’s Horizontal Property Act requires owners to notify the community’s representative before works in their unit. Many communities also set their own rules on working hours, lift use and where debris can be stored.

We ask you for the community’s rules at the start and plan around them. Any work that might touch a shared element is flagged so you can raise it with the administrator.

What about access and logistics?

Access varies from a ground-floor villa with a driveway to an upper-floor apartment where everything travels by lift. In developments, security gates and limited parking for vans shape the day. Debris leaves in bags along an agreed route rather than being stored in shared areas. Because our office is in Marbella, coordinating deliveries and trades locally is straightforward.

Does the coastal setting matter for a bathroom?

Inside the home, what matters most is ventilation. Bathrooms in properties that stand closed for part of the year, especially inside bathrooms without a window, are prone to condensation and mould in warm humid weather. Good extraction and a renovation that removes sources of hidden moisture make a real difference. The guide on damp and mould in bathrooms explains why.

Do you also renovate kitchens in Marbella?

Yes. Many owners renovate a kitchen and one or more bathrooms in the same programme, which saves opening the same walls twice and keeps one contractor responsible for the whole job. See kitchen renovation. For a whole-property project, our full renovation site covers the wider scope.

Can the work be planned around the time you spend here?

Many owners in Marbella use the property for part of the year. If you would rather not be present during the dustiest stages, tell us when the property will be empty and we check whether the scope fits that window before quoting. If you will be living there, we plan the sequence so the rest of the home stays usable and the work area is sealed off.

How do I get a quote in Marbella?

Send photos of the bathroom, its approximate floor area, the floor the property is on and the name of the area or development. Tell us whether the property is lived in, let or empty during the works. We reply with a first assessment and arrange a visit for the itemised quote. You can also reach our office at Avenida Antonio Belón 3, Marbella, or call +34 613 656 443.
